For over 30 years, the firm has focused on real estate closings.  We handle residential and commercial purchase and sales transactions of all shapes and sizes.  From purchase money first and second mortgages to HELOC equity lines of credit and cash out refinances; we have closed thousands of loans on behalf of local banks and nationwide lenders.  We also handle cash only transactions and will assist the parties with sales contracts. 

            Many issues arise in connection with real estate transactions.  For example, circumstances surrounding a decedent’s estate often require taking steps in the probate court before real property may be sold or transferred.  Our firm handles all such matters in the probate court.  We can help you with probating last wills and testaments and obtaining letters testamentary, obtaining letters of administration, filing for no administration necessary, and filing for years support to name a few.  In addition, we handle guardianships for minors or incompetent adults.

            There may be other issues or potential clouds on title to real estate that must be cleared before property may be sold or pledged as security for a loan.  We provide title search and abstracting services to uncover any potential problems, and we can provide answers and solutions to the marketability and insurability issues you may face.  In addition, we handle tax sale bar of redemptions and quiet title actions. 

            Thinking of investing in real estate?  We can assist you with incorporating your business or organizing a limited liability company (LLC).  We can also assist with leases and other business documents.  Want to develop your property into a condominium or town homes?  We can lead you through this process. 

            In addition to the wide range of issues involving real estate, we also focus on drafting last wills and testaments, general and durable power of attorneys, health care power of attorneys and living wills.  General business matters and other legal questions are also welcome. 

            With three attorneys and ten legal assistants, we are fully staffed to meet your needs.  We handle matters in most of southeast Georgia, but our main areas of practice include Chatham, Bryan, McIntosh, Liberty and Effingham Counties.  We have two locations with an office in Savannah and Pooler.  One attorney is also licensed to practice in South Carolina for transactions and matters involving land and probate in areas such as Hilton Head, Bluffton and Hardeeville.
